Background

Vivaldi brings together the residential function and sport in an urban zone between Amstelpark and Beatrixpark. There is also to be a new park: Amaliapark. The houses on the perimeter of this park will be among the most attractive in the entire Zuidas, with a view of Amstelpark and Buitenveldert on one side, and a view of Zuidas and the playing fields of Amaliapark on the other.

Under current plans, Amaliapark will be connected to Beatrixpark over the A10. The playing fields are intended for the use of various clubs, including Amsterdam Football Club (AFC).

There will be office buildings alongside the A10, while the park itself will be surrounded by buildings of no more than 85 metres in height. The new offices of Ernst & Young were completed in 2008. The buildings are arranged so as to provide the feeling of space, light and openness. The KPN Tower at the centre of Vivaldi is also noteworthy. In 2008, its height was increased to 146 metres as part of the Zuidas development. Alongside the KPN Tower is the Eurocenter, a mixed function (residential and commercial) building which dates from 2006.

Vivaldistraat (formerly Drentestraat) is already home to many offices, companies such as Sotheby’s and the Holiday Inn hotel. New amenities and housing units are planned. Existing buildings will be replaced and the quality of the public space improved. To the south of this zone will be the De Boelegracht canal, which will be 15 metres wide at this point. De Boelelaan will have amenities, homes and office buildings, many with inner courtyards featuring greenery and/or water, called De Boelehoven.

Location

Vivaldi lies to the south of the A10 peripheral highway and is bounded by Europaboulevard, De Boelelaan and Beethovenstraat. 


Programme

  • Residential: 41,000 m², approximately 328 units, most along Tomasso Albinonistraat. The first residential development to be completed – the Eurocenter – offers 81 apartments.
  • Commercial: 222,000 m2, including 30,000 m2 in the Ernst & Young building, Sotheby’s auctioneers and the Eurocenter
  • Amenities: 11,000 m2, including business-to-business facilities and the Holiday Inn hotel. 


Accessibility

  • Journey time to Schiphol Airport: 7 minutes
  • Walking time to Station RAI: 2 minutes
  • Public transport: Tram 4, Metro Lines 50 and 51, Bus 62
  • Parking places: 500 in public car park under Eurocenter, 240 under Ernst &Young building, more do be developed
